What is a “TMV”?

Thermostatic mixing valves (TMV’s) are devices that ensure the delivery of heated water at a specified temperature to an outlet by mixing the heated and cold water supplies.

The temperature of water in a TMV is regulated within the valve by an actuating device which expands and contracts to the mixed water temperature to adjust the flow of heated water.

How often Should TMV’s be tested?

As per Australian Standards, TMV’s should be tested annually.

The minimum activity during testing includes the following:

  • Strainer cleanliness.

  • Non-return valve operation.

  • Discharge temperature measured at the nearest outlet to the valve for high and low flow. 31

  • Cold water shut-off operation (thermal shut off).

  • Hot water shut-off operation (cold shock test).

  • Isolation valve test. Replacement and lubrication of dynamic ‘o’ rings and seals at intervals not exceeding 5 years from commissioning or such shorter intervals indicated by the manufacturer.

Who is responsible for organising TMV testing?

The Owner of the lot is responsible for maintaining the TMV inside their apartment. The Owners corporation is responsible for maintaining TMVs on common property areas.

Building Management have organised bulk servicing by the strata approved plumber to save the residents of Pacific Place money and ensure quality of service. By organising in bulk we are able to achieve a considerable discount.

How do I pay?
